Business Review: Trinity Estates

They have been managing our estate for 3 years. We are an apartment block of 12 flats on a new build estate and we are paying over £100 a month for a very poor service. I have gone through the budget breakdown with a fine tooth comb and we are paying about £300 a year too much for our service charge and after the joke of a service we received last year, some residents are seeking legal advice and are now withholding payment.
Trinity have set up a residents management company on the estates behalf (they are charging us d&o liability insurance for this so we can sue ourselves!) and we have yet to receive a date for our first meeting. As mentioned previously, you need to get 51% of residents to agree to sack Trinity. Would this have to be 51% of the whole estate or could we just do this with our block? I'm not sure if the freeholders are having the same issues (the 50 houses on our estate only pay 30% of the entire management charge and the 12 flats in the block pay the remaining 70% which is not fair).

Trinity are charging an extortionate annual charge for services we are not getting. I have also tried to go through the Budget they have sent out which is so confusing as they include charges on their for property not built yet. I'm in the process of trying to remove them as a management company so will be interested how you get on.

- Their charges and accounts are very confusing and not transparent.
- They are very slow to respond
- They are rude (form Recepcionist to Managers)
- They will use delaying and stonewalling practices if you ever have an issue or a complain to avoid you elevating issues to the Ombusdman or court

Don't have enough space here
Anonymous — Thu, 13/01/2011 - 2:55pmDon't have enough space here to catalogue the Trinity related disasters. I live in a block of 30 flats with 20% owner-occupiers so I can't get rid. Main issues:
1. Took 6 years to fix leaking roof. Only when they were served a notice from environmental health officers about the mushrooms growing did they do anything about the damp.
2. In 10 years they have not painted any external elements.
3. Refused to disclose details of rubbish removal for which we have been charged an extortionate amount.
4. Took 5 years to fix broken lighting. Only fixed when received another notice from environmental health officers.
5. Did not adequately maintain external wooden decking causing a resident to slip over requiring hospital treatment - another notice from environmental health.
6. Refused to fix frozen pipes leaving some residents without ANY water for 4 days. Only fixed when ANOTHER notice was sent from environmental health officers.
7. Refused to fix broken CCTV for over 2 years.
8. Took 6 months to change door entry codes despite them being published in a local newpaper advert for a brothel being run out of one of the flats.
9. Charged residents extortionate amounts for cleaning despite cleaners not setting foot on the premises for in excess of 5 months.
10. Failed to pass on vital information from the freeholder to one of the leaseholders causing legal action to prematurely commenced.
11. Claimed that they did not have insurance which they later admitted that they were legally required to have but refused to confirm or deny whether they actually had the insurance (even though residents had been charged for it).
12. Failed to test fire alarms, failed to maintain the fire escape emergency lighting and failed to signpost the fire escapes causing a fine which was charged to the residents.
13. A vagrant tried to set up home on the fire escape after the door was broken.
14. Broken lift display has still not been fixed despite being reminded that it is broken numerous times over the past 3 years.
15. Pretending the premises manager is not in the office when we know categorically he is (residents were told that premises manager was out at a building but when the freeholder rang him he was in the office).
16. Took over an hour for the out of hours service to answer the phone only to find out the person fielding the calls works for another company as a loss adjuster.

You have to do what we did
Anonymous (not verified) — Wed, 09/03/2011 - 10:38pmYou have to do what we did and get rid of them after 5 years of lies from them, new agent now asks us before any bills are paid and checks with us on everything, such a change. Nothing about Trinity is helpful and check out your insurance thoroughly, if you find a firm called PKN involved then you really need to consult the FSA like we did. They use PKN as a so called broker even though they are not FSA registered and they take huge commission. PKN Ltd have the same directors as Trinity thereby taking your money to give themselves a bigger pay cheque.
